Design & Setup
Price: $2,500 – $15,000+ (depending on scope)
- What's included: This is the core of what we do. For furnished properties that need a styling layer, we add the
finishing touches that transform a functional space into a bookable one — statement lighting, quality textiles,
curated art, and accessories that work together as a cohesive design. For empty or near-empty properties, we
handle everything: furniture sourcing, delivery, installation, styling, and photography-ready staging - Who this is for: Investors preparing a new property. Owners switching from long-term to short-term rental.
Anyone whose property needs to look and feel like a stay worth paying premium rates for. - What you get: Design consultation and strategy, full furniture and product sourcing, delivery and installation,
styling and staging, photography-ready presentation.

Pack & Prep Service
Price: Quoted per project (scope-based)
- What's included: A complete done-for-you packing, decluttering, and deep-clean preparation service for owners who want to list their property on Airbnb while they’re away. We help you decide what stays out for guests, what should be packed away, and coordinate the full reset — from packing and organisation through to a guest-ready deep clean and setup. Optional storage coordination and unpack support available.
- Who this is for: Owners heading overseas, relocating temporarily, or time-poor homeowners who want to earn income from their home but feel overwhelmed by the scale of preparing it for short-term rental.
- What you get: Pre-departure walkthrough and prep plan, packing and declutter service, full property deep clean, guest-ready presentation, and add-ons such as storage coordination, linen setup, listing launch, or unpacking on your return.

NSW STRA Compliance
Price: $350 – $800
- What's included: Short-Term Rental Accommodation registration with NSW Planning. We assess your
eligibility, prepare your application, and submit it. We know the requirements, we know the common mistakes,
and we handle it so you don't have to. - Who this is for: Any NSW property owner operating or planning to operate a short-term rental. This is a legal
requirement — not optional. - What you get: Eligibility assessment, full application preparation, submission on your behalf, guidance on any
follow-up requirements.

Evacuation Diagrams
Price: $200 – $600 (basic or complex)
- What's included: Professionally formatted evacuation diagrams as required for short-term rental
compliance. We assess your property layout and produce diagrams that meet regulatory standards. - Who this is for: Any short-term rental in NSW. Required for compliance.
- What you get: Property layout assessment, compliant evacuation diagram(s), digital file ready for display and
listing.

Digital Listing Setup
Price: $400 – $1,200
- What's included: We write your listing copy, select and sequence your photography for maximum impact, set
up pricing strategy based on your market and season. Getting your property listed and performing one one or across multiple booking platforms. We set up and configure your
account and connect all channels. - Who this is for: New listings, re-listings, or owners who want to be on multiple platforms but don't want to manage each one separately.
- What you get: Multi-platform listing setup, consistent branding across channels, pricing strategy and
automation, PMS configuration and integration.
Bespoke Hosting
Price: 20% – 30% Management Fee
- What’s included: Boutique short-term rental co-hosting and full operational management. We handle guest communication, bookings, pricing support, cleaner coordination, maintenance oversight, and owner reporting — with high standards across every stay.
- Who this is for: Owners who want a hands-off hosting experience and are looking for a long-term, professional partner. Management is offered to a small portfolio of properties that meet our guest-ready standards. Setup or audit required first.
- What you get: Two management tiers (Standard or Premium), proactive hosting support, consistent five-star operations, fast response times, and a property that’s cared for properly — not managed at volume.
